In recent years, short-term rentals have become a lucrative financial avenue for homeowners and investors. The rise of platforms like Airbnb and VRBO has democratized the hospitality industry, allowing individuals to turn their properties into income-generating assets. So just what are the financial opportunities surrounding short-term rentals, and how can savvy individuals leverage this trend to bolster their financial portfolios? We checked in with a short-term rental owner and a local realtor to share their outlooks on the rising industry.

Maximizing Your Income Potential

One of the most compelling reasons to explore short-term rentals is the potential for higher income compared to traditional long-term leasing. By renting out your property on a nightly or weekly basis, you can command premium rates, especially if your property is located in a desirable area or during peak seasons – say, for Mardi Gras or Festival International. Real estate agent Blair Broussard tells us that most of her clients like the flexibility of short-term rentals since renters are only occupying the property for a short period of time. She adds, “The owner can maintain the property more regularly and ensure that it stays well kept for future use and sale.”

Mickey Bellot, a short-term rental owner of multiple properties and owner of the Baits Motel, advises hosts to adjust rental rates for festivals or one-night stays so they can succeed in the short-term rental industry. “You may get more occupancy for an underpriced Airbnb, but you likely won’t make extra income,” Bellot explains. “It’s important to determine your highest and lowest rates and adjust them during certain times of the year or if someone wants to only book for one night.”

It also helps to have repeat customers. “We have had the same customers stay with us any time they visit New Iberia, and we also have contracts with local businesses who use our properties for their out-of-town employees or tourist groups.”

Broussard has seen a major increase in the short-term rental industry in the past few years. “Because the interest rates hit historic lows in 2020 and 2021, the housing industry saw many new investors enter the market via short-term rentals,” she explains. In fact, according to a resource for short-term rental markets, today there are about 80 short-term rentals in New Iberia. “There were only two airbnbs in New Iberia when I started hosting properties about five years ago,” Bellot tells us. Though Bellot still thinks there is money to be made as an Airbnb host, he admits that if someone is just now getting into the market and makes the mistakes he made in those first years, the likelihood of succeeding is slim. But Bellot isn’t stingy with his knowledge. “I like to help newcomers to the market, advising them the things to avoid and do so they can succeed.”

And his biggest piece of advice is, “You have to be unique. You have to offer something that sets your place apart from the others.” Bellot’s short-term rental properties, Bayou Chateau and Chateau Royale, follow this simple rule. The tiny home and shipping container are each distinctly decorated in Cajun-style luxury, located on Bayou Teche. The descriptions advertise they are in walking distance to downtown, which is a major plus for bookers. Another perk? “You can rent both properties at a discount or book for multiple nights at a lower rate.” Visitors can also explore the Queen City from the bayou via the kayak that comes with the booking.
